Hi y'all, my name is Dante Nava. I'm pretty new to the real estate investing arena. I've seen my parents make money off of real estate but they've never "gotten serious" about it, I have also owned a house and had it foreclosed on several years back.

I have been learning a TON on here, participating in the forums a bit, and working my way through the podcasts. I'm also in the process of reading Danny Johnson's book (which is awesome for getting you used to looking at deal after deal and what you should be looking for). That being said, the route I've chose for my business is to do Wholesaling so that I can learn to find deals, then in a year or so move into flipping houses so that then a year or so after that I can start working on more of a buy and hold strategy.

So for now, I'm looking to network and learn as much as I can. On that note if you are a buyer in the area and have a minute or two, please let me know what you're looking for so that I can start knowing where to direct deals as I find them.

I am taking a short break to put this introduction together while I'm working on my buying website. Hope you're all having fun!

Garrett Sutton, of Rich Dad Poor Dad fame, has some books on different types of corporate entities and their benefits. I read one of the older ones a few years ago and am now looking at applying some of that info. I personally will be waiting until after I've got a deal or two under my belt in order to fund the legal and accounting aspect of what I'm doing. I realize it's not the smartest thing to be doing, but I'd rather do that than spend a hundred bucks or so on legal zoom, then find out it was pretty useless or wrong and have to spend more money to make changes. I'll pay the stupid tax (and self employment tax) for a bit if I'm making money.

If you don't mind me asking, how long had you been working at wholesaling before you got this first deal? Was direct mail the first and or only thing you tried? Congratulations by the way!

So I found the sales records on the tax site of the county I'm interested in. In order to use the comps to calculate a decent After Repair Value, do I just take an average of the price per square foot? Driving around different neighborhoods in my area (Cary and Morrisville, NC) I'm becoming familiar with the neighborhoods and know it's not always that clear cut, but how can I get a fair value? So far I've heard .5 miles away and not more than a mile if necessary, also 6 months to a year. Thanks in advance! (First post by the way)
