@Bryan L. When you put them up out there, I'm sure they stay up longer, but how good are the leads you get from them? Or are you talking about going to the places where there is a transition between two cities as opposed to going out into the boonies? : )

I called and talked to Brian today guys. I don't know how many more of you did too, but my brain has been doing it's best to wrap itself around this completely different way of thinking about real estate. It brings a WHOLE new meaning to making money when you buy. Thanks again @Brian Gibbons , hope I can call you again when my brain stops steaming and have had more time to digest.

Thanks again Bill. I'd heard about the HUD before, and had kind of pieced together what it meant, but nothing concrete. Later this year I'm planning on getting my licence or at the VERY least taking the classes for it. The plan right now is to get a house or two under my belt so that I can take the time off of work to do so (basically work less over time in order to be able to get to class). In the mean time, it looks like I should order the text book and start reading through it. I would assume that the basics (such as what you just described) would show up in there. In the mean time, is there somewhere you'd suggest that has good info like that, maybe without the investing end of it? At least now I know what the R-2's and 3's meant. :)

Hi @Luis Toledo ! I'm in a pretty similar boat and am planning on doing the same sort of thing. I'll be hitting up the TREIA South meeting tomorrow. If you or @Michael Jobe show up to the meeting, I'll see you there. I've only ever been to the main meeting but decided I need to start finding buyers while I'm doing my marketing. There's TONS of stuff here, it's more like drinking straight from the hydrant than the hose.

The list I pulled was a relatively small list (less than 100) in my target town since it's not a very big "plex" type of area (it's pretty "uppity"), though it is pretty big on commercial apartments. Anyway,

@Account Closed , where would I find the info on Code and Tenant issues, I figured out the Tax and upside down part and am still a bit weary of Foreclosures because of the rules behind it.
