@Suetuko Emem Ekpo-Ufot Keep your eye on the ball. You're going to be tempted to try other strategies while you wait but that's the trap lots of investors fall into. Document your results, adjust then send those bad boys out again. Consistency is going to land you your deal.

@Marquita Shines Keep it simple until it's not. I used excel for a while until I felt it was time for a CRM. At that point I went with Podio.

@William McDonough It depends, everyone's situation is different. Without insight on your financial situation or your goals, it's a toss up. Find a professional and/or do what you believe is in alignment with your short/mid and long term goals. The right answer is not always going to be the glaring financially correct decision.

@PJ Kokesh There's a lot more bad than good out there. Stick to your criteria and don't get emotional. Sometimes the droughts kill me and the frustration starts to kick in but I know my numbers so I don't risk jumping into an unrealistic deal just because it's all everyone has to offer right now. @Latricia Simmons Amanda is right. Investors aren't in forums looking for people public messages about wanting to help when there are more than enough people contacting them directly. You're going to have to take charge and get in front of someone's face. 99% of newbies give up almost immediately because they underestimate the amount of work and effort needed. I know you won't be one of them. Be great!

@Aiasia Powell You're right, it's definitely too early to start outsourcing. You'll have to wear all hats for a while but once you get a good grip on things, you can begin to outsource the things that you don't like. Again, sounds like you know most of this already. Just want to give you a push in the right direction. Just remain consistent and have appreciation for delayed gratification.

@Lorenzo McKinney What is it that you do? The answer to that is where you should start. If it feels uncomfortable practice it. It may sound rudimentary but role play works wonders. If you don't feel comfortable telling someone you're a wholesaler, rehabber, etc. they can sense that. And if that's the case and mindset of service towards the buyer would drastically help. As for the syntax, PM me if you want to talk through it. Everyone's approach is different.

@Andrew Earle I think we'll be able to give you a ton of value here but because it sounds like you are in a bit of a time crunch, instead of learning and mastering a new concept this fast, I would find someone in the area or a recommendation for immediate guidance and support. As for the learning, I'm all for it. You would advertise in a lot of the same ways and through a lot of the same channels you use for your buy and holds. In fact, your description of the property and scope of work is about 75% the way there to a great ad!

I agree with the above comments. What you're looking for to ensure organization is a "CRM" - customer relationship management software. One of the more popular options is Podio. Organization is key. If you're just starting out you'd rather stick to excel because it's familiar and comfortable, I don't blame you. PM me if you'd like my excel template.
