@James Mc Ree To make matters worse we moved in at the same time they did on 10-26-20. The water bill is dated from 9-9-20 to 12-07-20. They are insisting they should only pay around 1/3 of their portion even though the water was not used until they moved in. I can't wait to get them out when their lease is up in July!

We agreed to charge our tenants for the utilities including water, electric and gas. We sent them the bills and they are saying they should not have to pay the sewer and the refuse fee on the water bill but should only be responsible for the water line item. I'm looking for feedback/advice on how should we handle this situation? Thank you!

Hi @Marc Winter. We are located in Virginia. I do plan on getting my real estate salesperson license and yes the agreement would be written down on contracts designed by attorneys. I think that our main concern would be if it will be profitable in the long run.Like pros and cons of it.

My fiancé and I are looking to start a Property Management Company but the state where we live requires a brokers license. One of the requirements is to be a full-time real estate salesperson for 36 of the previous 48 months. We were suggested that one possibility could be to approach an existing brokerage that specializes in sales to see if we could create a property management division. If we did this we would want to set up an agreement where we pay them commission while we work underneath their broker's license but in 3-5 years we could take the contracts with us when we are licensed ourselves.

We are new to this and have never owned a business and would appreciate any insight that you may have for us.

Congratulations @Amanda Jarrett I think you handled your first rental perfectly. Not sure that you would want to rush someone into signing a lease but 48 hours seems fair.

@Xander Tertychny As far as I can tell their is a height restriction to 2 stories but it does look like we can convert it to a mixed use building. The FAR seems to be 1.5:1.

Hi!

Does anyone have insight into what it takes to turn a commercial building into a mixed-use building? Where would I find out about zoning and permits and what types of professionals would need to be involved in this project? It's a 2-story building roughly 7000 sq feet on the first and second floor. It"s is located in Los Angeles Ca in the Melrose neighborhood. Additionally I would like to know if we can build a 3rd story but the zoning is really strict so I'm not sure. What could I do to find out more information?
