@William Matory

So $100,000 will be like a capital gains tax? What if the person owner-occupies it for over 2 years in Mass?

 Also, is federal gift tax applies to the seller or buyer?

Thank you,

Hello James,

Welcome to the forum. House hacking is the best way o get in. When you buy multi-family property with low downpayment such as 3.5% you will need to sign a paper that you intend to live there for at least 12 months.

Obviously, life happens. With a good story you can probably leave the property after 6-9 months and fully rent it.

Thank you!

Post: Express Loan with Eastern Bank

Hi Guys~

I have heard that there is an express loan with Eastern Bank and investors, retail companies and stores use it for their projects and start-ups. Does anyone know about their guidance, restrictions and correct approach in inquiry conversation? What are good questions to ask to qualify for this type of loan since ? Are they looking at the specific company structure, personal situation and business age?

Any thoughts will be much appreciated.

Thank you!

@Ted Strzelecki Thank you very much. Letters sent. I am ok to look into nearby properties as well.

@Brent Coombs, Thank you.

If with refi I can still make good profit, I would refi and do another FHA. I have heard that banks come back with very low appraisal when people refinance, so I do not anticipate to make any cash out. The property has appreciated during this year by at least 10%, however, I am not sure if this will help with refinzncinf.

@Eric Bosworth, thank you very much for your input. I will send letters this week to off market properties. Seems like this is where my biggest opportunity.
