Hello @Parris Edwards. I agree with @Spencer regarding the process. 

Your Success is directly tied to how many calls you make and how many people you can contact in general. 

My husband and I started  Wholesaler Mastermind and Accountability Call, so we could find more off-market deals by training new wholesalers how to build lists, find phone numbers, create solid mailing, emailing, texting and cold calling campaigns that will boost the effectiveness and likelihood of closing more deals. 

We use Texting, RVM, and cold call 2-3 times a week with everyone on zoom. It is really the same process. Just once you find a multifamily to wholesale, the numbers are run based on NOI and Cap Rates, not based on CMA.

Engineers are my best investor buyers. They are focused, rational and straight forward. When we connect with engineers and they trust us, most of the time we run marketing campaign, work with wholesalers to cold call, send letters' and when the right property shows up, engineers buy!

Hello @Frank Agyeman-Duah. Congratulations of taking the first step to becoming a millionaire: think a million and start buying your first property. 

This is how I started and I now own 8 units. It is amazing how things turn out once you place a focus. In fact, my first duplex was househacked and it was 1890 built in Worcester, Ma. 

I would always suggest to check on foundation, termites and Knob& Tube as these things can get expensive to fix. Do not worry about the age of hot water tanks, furnaces, - if you look at. big pictures, these are easy to replace. Make sure you always have 10-15% of the purchase price amount  for the repairs that come in during your ownership. 

Where is the duplex located? 

I agree with @Nathan Gesner that houses were built solid and sound back in the days and if they lasted 100 years with great care, they will last another 200 with great care!
