Good morning BP,

I’ve been driving for dollars and contacted an owner of a house that looked vacant. Initially they were upset with my call but after some talking they opened up about their situation. The owner mentioned the property is vacant but they are unable to sell the property at this moment due to a bad situation with a “rogue trustee”. Has anyone ever dealt with this type of scenario and if so was there anything you did to help the property owner? I was trying to be tactful and respect their privacy so I was unable to get more information on the matter. Although the conversation started out rough, by the end of it the owner thanked me for calling and followed up with a text with their contact info. My plan is to keep in contact with the owner and possibly be able to purchase this property later on. Any advice or comments are appreciated, thanks everyone!

My main objective with this property is to keep it as a rental. The property is in a rural area so I’d have to drill another well if it were to go dry. As for cost I’d have to call around to get an estimate but I believe at least 10k to drill a new well. I am not sure how I would go about dealing with the neighbor that shares the well or if they would even be willing to sign some sort of agreement, my thoughts is I’d simply have to go talk to them.

I brought up seller financing but the seller was not up for it, so I offered 30k for the property which I estimate is around half of what it is worth. As far as annual increases (CPI) I hadn’t thought about it but the seller did request the rent stay the same while the tenant is in place.

Good afternoon BP,

I am new investor and I recently sent out a direct mail campaign that I've gotten some results from. I am currently talking with a potential seller about a property she has with some specific requests that need to be met and I'd like to know your thoughts/opinions on it. The home is a 2/1 1000sf in Warsaw, VA.

First off there is a tenant in place that she wants to be kept there because the tenant is old/diabetic. The seller wants to be assured that the rent stays at 450/mo for the current tenant as long as she lives there. 
Secondly the property shares a well with the property next door and there is no legal agreement in place as far as the well goes. 

Kind of an oddball situation to me but I figured I’d get some feed back from the BP community and see if I can make something of the property. I can provide more details but didn’t want the initial post to be too long winded. Thanks everyone!

Hi Nina, M.C Laubsher has his “Cashflow ninja” podcast that you can find on YouTube. He explains this very well and they also assist with setting up your policy to achieve what you’re looking for.
