Hello - I am currently purchasing an empty lot in the Springdale subdivision of Indianapolis, and looking for advice on what local brokers feel are the wisest layout choices for a new construction home in that area.  From my research, it appears that a 3/2 around 1500 sf will move quickest in that area.  It looks to me like I may have difficulty getting an appropriate sales price on a larger 4 bedroom home in that area.

Thoughts?

Hello all - researching some properties for a local Sheriff Sale that I plan to attend. Using a document search online I found a recorded "Subordinate Mortgage" from the Secretary of HUD on one of the properties that I had planned to bid on. From Google searching it looks like this means that this mortgage is in the second position to the primary mortgage, essentially making it a lien on the home which I would have to pay to make the property actually free and clear, were I to be the high bidder auction.

Can anyone confirm this or give a better explanation of the ramifications of a subordinate mortgage if I'm incorrect?

@Jeff B. thank you for the kind words.  We had a somewhat negative experience with a "project management" company and the "gold star" contractor that they linked us up with for our first flip in our local area; we met this project management company here on BP and see them trolling the forums constantly trying to find others to sell their snake oil to.  I don't intend to be unprofessional and just randomly spew nasty comments about them on here, but I'm ethically opposed to not letting my peers - especially newbies - know the truth about what I experienced so that they can make an informed decision as they move forward either with or without that company.  However, I also don't intend to wind up in constant bickering or back and forth with that company.
So - I'm not trying to block everyone; that would be counterproductive to the networking aspect of this site.  I just want to block that company if it's possible.

Hello - I'm looking to diversify my business and branch out into some SFR rentals. Does anyone have any property in the Anderson, Indiana area? If so, do you find that you have high vacancy rates or long periods of vacancies before getting new tenants in? How accurate do you find Trulia's Heat Map for predicting rental rates?
