i see two options here 1) you can go back to dad and break it down as hey i cant close on the house until it's vacant and see if he can help in getting them out, 2) offer some moving expense if the lot is really that desirable to you I know not what you want to hear as the investor but it has worked on numerous occasions, 3) you will have to take it to the courts as final resolution so the sheriff can remove them. Hope it works out :)

BP family,

I want to run some numbers by the community and get some feedback to see if other investors in Arizona are either seeing the same type of returns or better. fix and flip 8% immediate return on investment and 29% over the year East valley home B class neighborhood. Current investors flipping please comment your thoughts

@Account Closed both offered very valuable information right now with two options for your next move. Real estate although alluring with it's profit potential can be dangerous when not executed correctly. Do some wholesale deals where your in and out that way you build some capital all while finding an equity partner that has capital but no time. Remember that old saying "seek and ye shall find"

@Jonathan Tang same thing your saying if you get them on the phone you know script depends on home and situation, but i'd say i focus more on the quality of the leads i'm getting in order to achieve the result.

@Jake Lemke 60-70% response rate they are pre recorded what you can do is set up multiple numbers for each strategy allowing for that somewhat of a personal message.

@Sean Beksinski simple answer, yes! gives you great protection depending on your location and good tax benefits. Although i must mention it's not necessary
