@David M. I came upon Joe's program a while back he's big on lease options his teachings come from claude diamond, who is a good one and done closer he was like his guru.

most properties in milwaukee will have this set up (again this is your decision but) owner pays: water, trash tenant pays: gas/electric @Michael Fuchs my experience as resident

@Steve Boianelli ask for the money order number and call to confirm , they should have the receipt for it being made no matter where it's from that way you can check amount and date. Depending on what you find gives you more insight on if you want to spend that court money versus keeping deposits if any. Good luck

@Tashinga Musekiwa welcome. 1st things 1st TAKE ACTION! this is a competitive world of REI . I suggest building up some cash either by wholesaling or your job HML will only charge fees that could be put in your pocket. get the experience in first before you start flipping with your own credit you will not be upset.

@Charissa B. Welcome from your description i suggest getting an up to date inspection report to pinpoint exactly what needs to be done and during that time bring in your "contractor" to come by give you an estimate (free) this way you have at least a pretty close estimate on rehab costs giving you a better chance to calculate the numbers accurately. A source of money investors use besides the bank is a hard money loan to finance the rehab they will require you fix all problems in the inspection report. I suggest running your numbers again with the calculators provided here also to give you a visual. Good luck hit it big!

@Sean Dean few options do the current tenants want to stay? are they prepared for possible rents being raised? you really don't provide much info but in a nutshell it is possible to structure a contract for tenants to stay or not. all depends on the end game which you never mentioned. Good Luck
