I will be looking to purchase a Duplex in new orleans and surrounding areas using FHA financing in the next 6-12months. My plan is to house hack for 1-2yrs. This will be my first investment property, right now I am currently building personal credit in order to secure a loan. I am looking to connect with some good lenders, mortgage brokers, and realtors to make this happen while building some relationships in the real estate world for future investment properties. TIA for all advice

@Lindsey Thibodeaux I though about going the hard money way as an option if i’m unable to get traditional financing. Thanks for your advice.

My wife and I are starting the process of building credit in order to get FHA financing to house hack a duplex. Specifically in the new orleans market. What are some suggestions for financing other than FHA and other loans that would be good for this strategy? All advice is welcome TIA

@Joe Homs I’ve owned the home for 3years and I have about 51k in equity. I’ve though about selling but figured this would be a good start for my first rental property. I also will be living pretty much rent or mortgage free for one year while I build credit and cash for my next deal.
