It was only a threat of harassment. However, frustrating because I figured like the earlier physical threat, I would not be able to do anything because of the pro tenant bias here in CA.
Anyways the tenant is out, and I am just going to do things legally, try (very hard) to keep my personal feelings out of business.

That earlier incident, if I had hit the tenant, I probably would have been sued. If the tenant had hit me, I probably would have been blamed. Tenant/landlord relationships are not like normal relationships, too complicated. Maybe it is not a do it yourselfer when things get bad?

Thank you for your replies, they make sense.
I do have an attorney, I probably should have consulted with him right away. I get too emotional when threatened.
I didn't select this tenant - my Mom did.

I recently was threatened with harassment by a tenant. I felt angry and helpless, since laws here in California are so slanted towards tenants that I was not certain I could do anything.
What legal remedies are available? And what about physical threats? I nearly got in a fistfight with a tenant 3 years ago. What legal remedies are available to a landlord threatened with physical violence, which will not clash with tenant rights?
I find there are relatively few crazy tenants, but they do crop up regularly...

She says 2 more days. A bit frustrating, but since she's been there awhile I guess it is okay.

We have a full month's security deposit.
My mother mistakenly told him it was okay to move out early (he has tricked her before) and tried to retract later that day. But he claims he signed another lease in that brief period.
I told him I would hold him to 30 days, and to show me the lease he supposedly signed.

We have a tenant who gave us 30 day notice August 15. He 'conned' my mother into saying it was okay to move out on the 5th of this month, saying he could sign another lease early, my mom was confused about the move out date.
This tenant is a habitual liar and probably didn't even sign a lease. I am very angry but am not sure how far I should go in fighting this guy? What do you guys think?

I have a tenant who was to move out yesterday. She says she needs a couple more days to remove stuff.
Should we insist that she pay two more days rent? She has been with us several years.

Thanks to Michelle Lenahan, I know the times and places of foreclosure auctions in Orange County, CA. But I've only witnessed auctions for houses and condos. Also in the papers I'm only seeing notices for homes and condos.
I'm aware that residential income property auctions are very few compared to auctions for residential foreclosures. Do I have to just be more patient, or do they usually set specific times and places for auctions for foreclosed 3 and 4 unit properties?

We were recently looking at a fourplex. In city records, in the first 10 years after the building was built the owner had a certificate of occupancy issued several times. This seems strange, what does it mean?
