The escrow company is real, but according to reviews they have a split personality. Some people think they are great, some people think they are slime.
We are thinking about withdrawing from the offer. If the sellers are going to behave like this all the time....

We recently had a seller request we wire the deposit funds into escrow before they signed the purchase agreements. We backed out on this request. The escrow agent said that this was common practice but we have never heard of it. Is this true, that such a thing is now commonly done?

I've noticed the larger orange county papers (register, LA times) seem to have very few auction notices, while the smaller papers tend to have many.
I was wondering if auction notices for residential income properties (2-4 units) are posted in a particular type of newspaper? Or do I simply have to be patient, since they are very few compared to home foreclosures?

Where exactly are foreclosure auctions held in orange county, ca? I assumed they were held at superior court but their website does not mention foreclosures.
I am mainly interested in residential income properties. Are these auctions walk in?

I've gone over the manual for lead certified work, and it is a bit troubling. Maybe those requirements are needed to achieve safety standards, but I can imagine them turning any contract job into something incredibly slow and inefficient.

On occasion I have seen rental properties with signs posted on them like this:
'Warning, this site is known to have chemicals known to cause cancer'
The sign may or may not list specifics, such as asbestos, lead, ect.
Are owners forced to put up these signs by the city or county? Or do the owners put them up as protection from some sort of liability?

I've been going over the details required in buying/selling property, and there are a huge number of disclosures, deadlines, and issues involved, particularly for the seller. Just the cost of all the forms involved is very high!
Do most of you let a broker handle most of your buying and selling activity? It does seem a waste of time to learn all these details if you are not buying/selling all the time. Or are most of these regulations just ignored during most transactions?

My family owns a couple of of old rental buildings. I was wondering if it would be worth getting lead certified so I can legally do my own repairs, remodeling, etc? What do you guys think
