@Eric Telese okay okay that explained so much I think I can redo this evaluation a little more accurate now..what deals have you done so far?

@Eric Telese yeah so by 2 points meaning? And 10% being what you bring to the table on the deal?

@Eric Telese not necessarily, I know some main utilities are gas electric, there’s a pool, and this is based off of going through hard money as a newbie investor I’m not sure what points and fees would include.

What’s up BP, so I am pre approved for 175k on a fha 203k Loan in my market that’s a tough squeeze though I’m not giving up I would like some insight on this loan and how they operate from contractors to, co signers, and any details anyone can provide I’d greatly appreciate it. Ready shoot!!

Hey forums so I went driving for dollars ima town in Long Island, NY and stumbled across about 15 vacant homes, bungalow style homes to be exact. Any recommendations on how to get in contact with potential homeowners and or any information on vacant homes? Thanks in advance for any insight.

Evening BP forums, so just briefly I was unaware that when using an FHA loan it is required to use contractors licensed for fha loan rehabbing can anyone iron the details if they've experienced this before and what I can expect?? Please and thank you I'm advance and hope everyone is working harder and harder each day toward there goal.

Thanks Brock for the response, yeah that route intrigued me the most it’s just finding one to get started with. I believe using list source wi help me find a decent off market deal..appreciate all the feedback. How did your first deal go what would you say you learned the most from it
