I’m opening up a private opportunity to a few capital partners in my network who specialize in short-duration, equity-backed placements.

This is not a general solicitation—it’s a pre-qualified situation that checks a lot of boxes for those with a background in real estate lending or high-yield bridge placements.

🔐 The Asset:

  • Luxury home in Southampton, NY (prime South Fork location)

  • Current market appraisal: $4.5M

  • Sale agreement in place at $5M, buyer is approved, closing date June 13, 2025

📊 Equity Cushion:

  • Existing first lien payoff: $2.6M

  • Net equity: $2.4M, confirmed with title, appraisal, and payoff docs

📆 Duration & Return:

  • Capital need: $650K–$1.35M

  • Term: 60 days or less

  • Return: Fixed interest between 4%–5.38%, structured and secured

⚖️ Security & Structure:

  • Note + Deed of Trust, recorded at closing

  • Legal and title handled by Reda Law, all documentation is already prepared

🧠 Why it’s compelling:

  • Short term with a known exit

  • Hard equity in a top-tier location

  • Closed-buyer deal, not speculative

  • Fully prepared instruments (no red tape)

🔒 I’m only sharing this with a select few who can close quickly and understand this type of capital stack. If you’ve worked in real estate debt, bridge lending, or equity-backed placements before and want to review the file, DM me directly. Happy to open the data room.

Let’s collaborate smart.

Are you looking for an exclusive investment opportunity that combines luxury experiences with strong revenue potential? I’m offering a chance to get involved in a premium asset located in one of the most sought-after venues for major events, including NFL games, the Super Bowl, concerts, and more.

This opportunity allows you to generate income from ticket sales, corporate events, and branding opportunities, all while enjoying exclusive access to top-tier events. Whether you're interested in adding diversified revenue streams to your portfolio or looking for a way to connect with high-value clients and partners, this offers a unique combination of business and leisure.

What’s on the Table?

  • Access to major events such as Super Bowl 60, NFL games, and concerts

  • Multiple revenue streams including ticket sales and corporate event hosting

  • Opportunities for branding exposure within a highly visible environment

  • Exclusive perks that include VIP access, networking opportunities, and more

If you’re an investor or business owner interested in exploring an exclusive, high-return asset that aligns with luxury and revenue, I’d be happy to share more details and discuss how this could be a great fit for your portfolio.

Let’s set up a time to chat!

Hey BP fam,

I wanted to share a unique early-stage investment opportunity I recently came across—it offers strong monthly cash flow and an equity stake in a fast-growing segment of the specialty coffee market.

🛠️ The Concept

This venture is launching a mobile coffee roastery built into a fully outfitted trailer. The business will roast and package artisan coffee on-site at events, farmer’s markets, pop-ups, and through strategic partnerships—all while operating with low overhead and high flexibility.

The model monetizes through:

  • Wholesale distribution

  • Online subscriptions

  • Private-label blends

  • Coffee tastings and workshops

  • Branded merchandise & brewing gear

📊 Investment Terms

$30,000 investment
20% annual return – paid monthly
2% equity ownership
62.99% total return over 2 years
Annual profit distributions begin Day 1
Return is fixed—even if loan is prepaid early

This deal is structured as both a loan and a long-term equity play. It’s ideal for investors looking to generate steady monthly income while also participating in the upside of a brand that can scale online and nationally.

📍Why This Deal Stands Out

  • Mobile model = significantly lower overhead

  • Diversified revenue streams reduce risk

  • High return + equity combo is rare at this entry level

  • Niche positioning in a $19B+ coffee roasting market

  • Operators are all-in and the trailer is already equipped

📞 Want the Deck?

If you’re interested, I’d be happy to send over the investor deck and line up a short intro call with the founding team. You’ll hear the vision firsthand and get answers to any questions about the business, model, or payout structure.

Drop your email or DM me directly if this sounds like your kind of deal.

Hello All

My name is DaShon English and I am very excited to be here.  Just posting this message in this legendary forum is a step closer to realizing my dream. I am looking for guidance in several areas but firstly in regard to business funding.

I have purchased an aged LLC with the hopes of quickly acquiring business funding. ( The LLC does not have any ein or duns number so it has no debt) The reason for me doing so is that I have acquired two lots in a gem of a neighborhood outside of Dallas and would like to build to houses. I have all my cost lined up as well the builder, hard money lender etc. I've also had the initial survey completed.

I do have the reserves to get the project started but I’d much rather use business funding alongside a hard money loan.

The company that I purchased the business from charges a 5% success fee for all funding that they provide, while I don’t think that 5% is a game changer it’s still a fee I would like to avoid if at all possible. After these two houses are built I would like to A. Acquire more lots in this development and B. Start fixing and flipping. I have been reading tons of books and learning every way that I can.

Is there anyone here that potentially has business funding knowledge and can present a better scenario to acquire it but mainly just be mentor and help me with questions and advice from time to time.

I am willing to help that person out in any that is needed. Rolling up my sleeves to help with cleaning out a vacant unit, sales and marketing, or anything that allows me to add value to your business as well. (Even sharing my golden nugget for new builds in this community)

Thanks to all who took the time to read this!
