I honestly don't know why most people never get started. I have spoken to guys who were interested in investing real estate way before I even started looking for my first deal. 3 years later, those same guys are still looking and I am building my portfolio. Things I tell them I had to go through in order to make the deal happen are some thing they can't imagine doing. I'm talking about taking months after months to close on a deal and having your money tied up; every time you spend a dollar the bank wants to know why and have you write a letter…lol. Some of the risk involved as far as potentially losing money on a deal weather it be a fix and flip or buy and hold. We all have fears but some of us understand that risk are apart of the game and others are too fearful of risk. I also think that some people just like to talk about it because its cool.

Yes I am interested as well. Would love to talk to someone about the details. Where as I am a buy and hold investor and I have currently come across 6 red hot deals, I could pick them up with this line of credit and then refi into a conventional loan after the houses have performed for a few months and keep this rotation going until it is time to pay the debt off.
Thoughts anyone?

I found a 6 unit apartment building that is listed at 275k and the owner is willing to carry 70k to help the buyer. In what way can I take advantage of this to acquire property with little money out of pocket? Looking to make a move on this asap if possible.

@Brie Schmidt That comment was big for me because thats exactly why I am trying to remain patient until the snowball effect happens. Its tough just accept that you have to wait when you are hungry and ambitious. Both of my 3 unit properties took 10 months to close which also put a damper on my plans. But I am staying to course and working on another 2 units now.
When you have time, if possible I would love for you to read my post on "how I got my first 6 units" http://www.biggerpockets.com/forums/223/topics/173…
and give me advice on how to scale up.

@Dawn Fu Hey, Im an investor and realtor in the Norther NJ area. I for one like 2-4 unit multi families because you can get more units under 1 roof and still be considered residential. I have never even considered single family rentals in this area because we are fortunate enough to have a ton of multis around us. I do not think that there is anything wrong with single family homes because I am sure that someone is out here making a killing on them. With 60k liquid, you can definitely pick up a good cash flowing 3 family. If you ever want to link up and look at some properties, feel free to give me a call.

Wow, thats just simply amazing. I myself am a beginner investor and I have 6 units over 2 years. After reading your post, I know I can do more sooner if I just work at it.
