Hi Phil. Our very first SFR was with MemphisInvest/DallasInvest and if you are going that route we recommend them. Very transparent. DFW in general is a very competitive market but there are areas where there are still great opportunities and I think if you are patient you get something that cash flows. Good luck!

Welcome! There are some great local meet ups and in particular NTAREI is a great resource for those of us in DFW area. Great networking and learning opportunities too. North Dallas Real Estate Investors is also a good group to network with and meets a monthly for lunch. Good luck in your pursuit of RE success!

We've had a hard time lately getting the numbers to work for buy/hold in north DFW so we're out for the time-being unless something good just happens to show up. Pre-habbing and fix/flip is probably the better way to go in near term if you have the skills or have access to good contractors. That all said if you can find a good wholesaler or get into that yourself pre-MLS then there might be some opportunities. If it hits the MLS then you will need to be prequalified and ready to go with cash in hand... It's a bit of a free-for-all these days. Re: meet ups, Mark Swoveland has been hosting a couple per month in the Shops of Legacy/Plano area that are well attended. North DFW Real Estate Investors. Next lunch is Sep 7. Download the Meetup app and you will find plenty of local REI groups. Also my wife Becky is a Realtor with Keller Williams McKinney and can set you up on a drip.
