@John Hickey -Thanks! Im definitely going to check out the area, and do whatever I can to get up to the meet up on 4/30. I might take a drive up there sooner, just to get my bearings. I appreciate your reply.  

and yes, I think often about getting a new restaurant going outside of NYC. It's become damn near impossible to make them work down here. The ability to buy the real estate your restaurant occupies is a classic recipe for success, but very difficult to achieve in NYC (for obvious reasons). 

I have met Jodi on a couple of occasions, as she does some private chef work as well and has worked for some friends of mine who have a summer place near Milan, NY. Her food is fantastic in my opinion. I'd like to check out her place.

HI everyone! I would love to come up and start to get a handle on what is happening in Newburgh. I have been looking at some of the markets in the area, and have never really looked at Newburgh, but can see now there are some folks making it happen around there. Looking forward to meeting some of you there, and hopefully making some deals happen.

If they’re illegal where you live, then yes...you should take them down or expect to be fined, steeply in some locations. There’s a reason they are illegal in so many places, most people think they look pretty bad when plastered all over the place.

After starting with some different criteria in my last direct mailing (more owner occupied properties), I am receiving a few calls from folks who are great leads for a broker. For example, I just got off the phone with a really nice lady in Red Hook, she is a newly retired attorney and is planning to list "in the next month", in anticipation of a move to Albany. Sounds like the house is in great shape, so not a great candidate for me. I have spoken with at least one other gentlemen in a similar situation in stattsburg and Rhinebeck, who I think would be a great lead for a broker. I'd be happy to share them with someone on here. I'd prefer to pass them on to someone with whom I can work with in the future, finding deals in Dutchess county. I have mostly been looking in more Southern parts of the county, but am open to other areas. For what it's worth, there are still a couple more mailings going out with this same list, so I may continue to get good retail leads while hopefully finding a deal or two in the mix for me. Hi Everyone

I am hoping to get a little feedback from those with experience doing direct mailing.  I have my list, and plan on hitting 600 of the leads with the first wave of mailings.  I am looking at using Open Letter Marketing, and using their "5 mailer program".  

First, I'd love to get feedback (critique) on the content of the letter.  Secondly, anyone who has experience using Open Letter Marketing...I would love to hear what your experience was/is like,

Hello again with another question for you guys...

Do any of you use SearchQ to run property reports? Particularly curious if anyone who buys at auction uses these services. If so, how accurate,comprehensive, and of course reliable, are they? It's $30 to run one property, so I can't imagine it is something to use for first level screening, but maybe it's worthwhile to use further into the screening process?
