@Dan C. let us know what color and type of carpeting you go with. I have a duplex in Washington Heights that is hardwood both up and down. I have not heard any issues with noise, but can certainly hear feet upstairs on the hardwood floors from the downstairs unit. I do like the hardwood from a landlord perspective though.

@Dawn Anastasi - looks like quite the thread going here! I certainly understand where you are coming from, and also agree it is not a "favor" but rather an opportunity. The deal most certainly will benefit both parties.

As an extrovert myself, I cant completely relate to how an introvert might feel, however my wife is an introvert, and one of the things she has shared with me is that she feels much more comfortable in the right setting. For here it might be the Starbucks near our house. Additionally, she feels more at ease if she arrives early, and is prepared with talking points. I realize this is nothing very profound, but the environment (that you could suggest) might help the nervousness a little. Maybe someday we will be having that conversation at your favorite coffee shop, or park, or whatever it is for you!

@Matthew Rutter - thank you for the post! it is a great example of what seems all too common. So often I listen to posts about million dollar flips, and dream about the day. This one really seems like something i might experience in the next month or two. It is a great reminder to analyse and plan for contingencies, but also to get out and do it. At least you did make some money, and I imagine the next time you will be that much wiser for the experience. Good luck on the next one, maybe someday we will be working on a project together!

I have considered these too, but never used. It seems like a loan with interest only payments for the first 6 months would be a great option for someone looking to flip a property.

Welcome @Matthew Vanden Avond ! Always exciting to see the WI group on BP grow. Out of curiosity, which college town did you invest in? I have a friends that is considering UWM, but is a little hesitant to invest in a college community.
