I would think the T/B would have to realize that you bought it for (way) less than what you are selling it to them for, as they should know you are an investor. If they get pissy about you making money, then you probably don't want them as a tenant anyway right? I've never had a t/b ask me what I paid for the property or how much I make per month from them.
Nick & Mike- I'm curious to know what you think about fully disclosing intentions to the seller. I'd venture to say that just letting them know that you are an investor is enough.
Totally Agree with Scott here. I just had a similar situation with Chase...their negotiator told me he wanted to keep the file open for a few days to see if we couldn't get a higher offer and then he would issue me the approval letter. I slipped up and told him they buyer was considering walking away since it had taken so long - to which he responded, "if the buyer walks I have to close the file."
I would think as long as they are getting more $$$ then they surely wouldn't start the process all over just because there is a new buyer name. Then again, we are talking about BoA, who knows what the hell they are thinking half the time :roll:

Hi sam - just curious to know how well door-knocking has worked for you. I'm guessing pretty well since you stated you prefer that over mailers. also, why do you prefer door-knocking?

I just started working on a deal with RTR in 2nd position. problem is I can't find a working phone # for them anywhere - any help?
the owner originally had the 2nd with Homeq, but didn't even know the 2nd went to RTR over a year ago. I had to find out from Homeq that RTR had the 2nd, this one's going to be fun I can tell already

Caleb - are you using a real estate agent to present your solution to the homeowner? realtors typically have much more influence than an investor.
even though we as investors have(at least should have) the owners best interest in mind and be attempting to create win-wins, i think there sometimes is a bit of apprehension from the owner to work directly with an investor.
Other than that, I know some folks have never seen an option contract and again that issue of trust arises. Having a realtor on your team is a necessity; they can find you more deals, owners are usually more comfortable speaking with a licensed professional about the sale of their home, and that means more deals for you.

I'd love to hear responses on this as well - I am a newbie shortsale investor. Currently my team consists of me, my father and my mother. Mom is a real estate broker and we have found that sending out a quick note from her or one of her salespeople works much better than from our investment company.
we haven't sent out very many letters yet, and I'm not sure what the total response rate is exactly, but I think it was around 10%.
