@Todd Powell Yup. But, unless the request is totally legit, make it difficult for them. Ask for an MD letter. Ask for creds on the dog. Also, be sure it is not a violent breed. Tell them aLL THIS NEEDS Submitted wIthin 5 days. These are all ways to weed out thoSE abusing the system.

Hi.  You need to find out the median home sale price in your immediate market.  That will decrease some of that subjectivity you mentioned.  Then you can figure out the bell curve of your pool of buyers.

Have you heard of leadproppeler? It was featured in the last podcast episode and sounds like a great landing page

 Francisco, I too was wondering about Lead Propeller, as it was featured on that podcast.  Wondering if it is beneficial.  

I'm out of the greater Charleston, SC area so I cant speak for Chicagoland.  Wholesaling in-general is a little tougher in the current market cycle, but it can still be done.  I always recommend standing out from the crowd by providing your investor buyers massive value and good, accurate data.  Get precise and accurate on repair costs.  I've gotten wayy to many leads from wholesalers that are inaccurate with respect to projected costs, let alone material factual errors on the property.  "Earn" the fee by providing value.  Its not difficult, you just need to treat the deal as if you were buying it yourself.

I feel in this market cycle wholesaling is especially difficult.  Property values are up, and many folks distressed or not, are wanting more for their properties.  

Unless, as @Jay Hinrichs said, if you are looking in B-more, Detroit, Indy, or the like.  Areas esp where the population are decreasing are more likely to work for wholesaling.  However, those local market dynamics have other complexities

Agree with @Joel Owens.  Do true Due Diligence.  Get all the relevant (and accurate!) info on the properties.  Then put it out there to the investor-buyers.  Who knows, you just may standout from the crowd with the good data and diligence passed on

I use a voicemail line, that can be setup to include a text feature.  Its through VoiceConnect/ClarityTel.  

VM only is $10/mo.  Initially, I was told the text feature would add an extra $10/mo fee, however once I set it up, this charge never occurred.  So, I pay $10/mo.  

Any texts come across as emails setup to whatever email address you provide.  Works for me!

@Josh Lyons yes! Get a used one. Reliable, but as basic and beat as u can. That way it doubles as impression the “working man everyday person”, not the cigar smoking Benz driving landlord!
