@Braden Smith I would have to agree with you on all those points - from handwritten marketing materials to the public being increasingly educated on REI.

I need to find a unique way to grab sellers' attention... to the drawing board i go!  Hey I notice you're in Louisiana, so no direct competition here.  Any specific advice?

I think agree with upping the volume of your efforts.  However, I want to challenge some of the previous points provided.

To be clear, we are talking about getting started and generating a couple leads.  (for April, not necessarily making a living out of this, at least not yet).  You are hoping one or two of these leads amount to a deal, right?  I believe that can be done with maybe just a little more money than you have spent.  Maybe $750.  

I must echo what was mentioned before, the quality of your marketing.  Your mailings need to streamlined, targeted, and drilled down to a specific location or seller demographic.  And they gotta be good.  They need to translate into the seller picking up the phone and calling you.  I am always skeptical of "lists" as who knows how recent or accurate the data the third-party gives is.  Do your diligence - ask these companies how they get their data.

All that said, for the naysayers out there, I have generated 3 mobile home leads that lead to closed transactions where I made money on just a shoe-string budget.  We're talking $100 here folks. So yes, volume will lead to results, but who's to say you can't at least get started and capture ONE (just one!) deal with a small budget.  It can be done.  

Keep on it!  Do what you can.  I would seriously look into the quality of your marketing, if are unable to increase your dollars spent on your efforts right now.

Great question!  Like the previous comment, regardless of if there is an official lien on the property from this code violation, I would treat it as such.  In other words, you can put in your contract that any lien, encumbrance, or other outstanding bill/dues/debt be remedied prior to sale.  If they are not, then it would appear you have an out from the deal.

Also, if this doesn't work then you could ask the seller specifically (or more accurately CALL the local gov't entity and get the amount due verbatim from the horse's mouth) and account for this in your offer.  If the bill is say $350, you shave that from your offer.  That way its accounted for.

Hey, all BP members and investors!  I wanted to reach out about more recent and updated marketing methods for wholesaling.  Curious to know what everyone else is doing.  

In my experiences recently, formerly basic and proven methods have be less effective.  I am talking specifically about bandit signs.  In the last 4-5 months I have put up a bunch of signs, which have only yielded 3 calls.  Not sure what is going on here!  And my signs are hand-written (not intimidating, nor appearing to be from a "company" and hopefully appeal to my audience).  In the past they worked; but not so much now.  

I have started a direct mail campaign.  About 100 postcards thus far.  Verdict is still out on that.  

Additionally, I have read about some folks using social media to obtain leads or contact folks.  I have never done this and want to learn more.  Have any of you done this?  I guess I am wondering how you connect with these folks (as a cold contact) with ease and without coming across as a "stalker".  Any insight is much appreciated?

As mentioned previously, Phil's content online on YouTube are phenomenal!  Great topics and good solid content.  He doesn't just glaze over stuff.  For being free, I feel he brings more value in his vids than most any other "guru" out there.

One of the best pieces of advice i can give is "jump in"!  Just go ahead and begin.  Not starting or "analysis paralysis" can keep you out of the game.  Fail forward if you have to, you'll still be so far ahead of those on the sidelines!

@Evan Manship impressive dive into the industry!  You've done so much, in so little time!  I agree with @Rob U. and others, amazing how you have done 500 deals so quickly!

Your development in RE is certainly notable.  But I'm also intrigued by your multiple references to asking "why".  Now, I'm a "why" person so this resonates with me.  Asking why can bring you so much information, in RE and in life.  Its tells a story and helps explain things.  Good stuff!

I used to tell my co-workers.  I was hoping to drum up some conversation and maybe get a few folks interested.  It didn't work.  Only one person had a rental or two, and frankly, they hated on me because they were doing it all wrong and they weren't very successful.  They weren't making money (and I was!). 

The last few times I mentioned stuff about my RE, people started acting funny around me.  Strange how one's success breeds envy and jealousy from others.  

So no, i dont say much anymore.  Quiet money!
