I don't want to be a scrooge but with my tenants.

1. Take care of the property.

2. NEVER late in rent.

3. Always notified me if there is a issue.

4. Normal people that sleep at 9:00pm.

5. Clean and quiet

So, I am thinking about buying a takeout Christmas dinner.

Does she have the rights to remove the flooring and take it with her when she leaves.

Common basement or is this a single family rental?

Common basement in a Duplex house.

Hiding it could be a disaster.

Thank you

I usually do a phone screen before showing the place that way you are not wasting your time on unqualified candidate.

Hi everyone- I am new here BP community.

Here is my situation. I currently own a duplex that is worth over $900,000. Mortgage is paid off. I'm living upstairs and renting downstairs for $1700. My cash flow from the rental is around $1700 and that money cover the taxes, homeowner insurance, water and all my utilities. The market is crazy in my area - I am looking to maybe sell it and buy a triplex in a different town to generate more income and maybe a little extra money from selling the house. I guess the goal is for my wife to quit her full time job. I'm hoping by buying a triplex that will generate $3200 monthly. Is all this worth it ?
