Has anyone ever had any luck renting to people who are disabled? One of my customers told me it's a really good market but I wouldn't even know where to advertise to find a tenant. The kitchen cabinets and vanities are not installed yet so I thought I would look into this.

I talked to the local housing authority and they told me they pay $1,690.00 for a four bedroom. I listed my property on gosection8.com and saw other four bedrooms for $1,100.00.
Why would someone rent for so much less than their willing to pay? Or am I missing something??

I thought it was a done deal, no one told me it was not until last night.
I would have thought the title company would have said something.
The way my agent found out was her broker called to ask where their check was and they told him the buyers had not signed.

I bought a house last week, on the 30th.
Last night my agent called me and said two of the three sellers never signed the papers. The only reason she knows is because her broker called the title company to find out where their checks were.
It was a cash sale and now their telling me it should be done by this Friday..... my agent told me don't do anything else to the house until they sign. The problem is I have workers lined up for Friday and already spent 4K getting ready for the workers, porta potty, roll off dumpster, new electric service, yard guy ect.....
They told me last week before I signed the sellers were signing on the 29th and at closing they never said one thing about them not signing. The contract said it MUST close by the 30th.
Has this ever happened to anyone? I'm at a total loss. I have never seen such stupidity!

I just got back from the two day seminar in Houston, been wanting to go for years and after losing 17K on my last flip I decided it was time to pay the $750.00 and go.
If you know nothing about real estate I'd say it's well worth the $750.00. If you know as much as I do I'd say its well worth the $750.00 as well.
They have a Quest program that is awesome!
They have a vendor list that is very good and you can call in for a year and get your questions answered.
The first day is all about how to buy rental houses and do well with them and I did learn a thing or two.
After spending 16 hours with a multi millionaire who I have been listening to on the radio for over five years I would have to say Del is an honest and very nice man. He really does care and will tell you the truth about everything. I could go on for hours about the respect I now have for him but trust me he is NOT in it for your $750.00!! I really think he does care about people and want's to share with you his success.
They do offer upgrades IF you have the money AND it would be best for YOU. I wanted to go with the $7,000.00 upgrade for single family because I just don't have time to do all the legwork to find the good deals but he WOULD NOT let me! He told me to keep my money and use it for a rental house. I was shocked.
Anyways I really admire him and think the two day and all the perks that come with it are well worth it and I would do it again in a second.

Were supposed to close on our last flip on April 12th.
I'm looking for the next one preferably in Galveston County but will consider anything south of
Houston.
No full gut rehabs, no foundation issues.
Will pay with hard money loan, same company I always use.
