6k a month for hard money????
If I borrowed 200k from my guy the payments are just 2,000.00 a month.
I can usually get a house back on the market in just a couple of months and then list them a tad below market value to ensure a quick sale.
At $200. A day for interest I'd have to move or find other work.

I'm not sure why they call it hard money. I once got a signature loan for 20K and they were charging me 21%! I paid it back after a couple of months but I now have a good hard money lender and I pay 5K up front for 100K, then 1000. a month for interest and when I sell the house I pay them back the 100.
I think that's a lot less than 21%....
But then again I'm only paying 2.9 on my primary residence.
My point is don't be scared of the hard money loan.

Been a while since I posted this.
I did find a place to get the sold prices, I hope it's OK to post it here. It's called Redfin.com.
Also found a really good hard money lender for Texas properties, message me for that cause I'm pretty sure I cant post their name or address.
I just bought my third flip in Baycliff Texas, closing on the 15 of December, there hard to find but I'm still working at it.

Has anyone ever gone to a sheriffs sale in Galveston?
I'd pay to have you help me understand how this works and what the heck does "struck off" mean?
I have a lot of questions about them like do you have to wait two years to fix them up and sell them because of the redemption period?
Any advise would be much appreciated

@Jeremy Pakalka That's what we plan to do. Buy rentals, flipping has been a lot of work. I don't know anyone who has gone thru Life Styles but I listen to the show almost every day and for $500.00 I'll give them a shot. i have looked at the threads on here for reviews and it seems to have a lot of controversy.
I've been here a while and have tried flipping as you can see from my post. What I will do is let you all know from a non employee of theirs how it goes and what I think of it.
I hope to take the two day next month, for sure before the end of the year.

I've not been in for a while because it's been really busy.
We sold our house and bought a new one, this one we financed so we could keep most of the cash for investments.
We're still trying to decide, flip a few more or join lifestyles unlimited.
I'll keep you all posted as to what we do.
Right now we're still trying to get settled into the new house.
I'll be back on here either way, I love this site!

Has anyone ever bought a house with REALLY bad pet odors?
I looked online and found a good reviewed product but was wondering if anything will work. Its so bad you can hardly walk in the house.
If I have to remove the drywall I'll have to pass but how could the smell actually get into the drywall?
I was thinking maybe some of the plywood flooring but a total gut to the studs??

I think I put my last post in the wrong place. I'm looking for a company to finance my rental properties.
I still need to by them, I don't have any yet but I do have cash and want to buy as many as possible with it.
I'm trying to find a company that will do financing on 60K homes with say 25% down for 30 years.
I'm located south of Houston in Texas.
The ones I tried already are a joke, cash up front is a scam and I'm not stupid so if your scamming don't bother to reply.
Our credit is fair to good, depending on how you score.
