We have been experimenting with things like paying a $5 bonus for every 5* review and additional bonuses for 5* review streaks. Since we have 12+ cleaners on our team we've also been discussing a regular email/newsletter type of things with each cleaner's stats (ratings, % of 5* reviews, etc.) and recent positive reviews to try to stoke some competitiveness and pride. Curious to hear what others are doing, especially those with larger teams...

Comforters are burdensome (time consuming) to wash and dry. Strong preference for duvet covers.

I'm actually a big fan of Airdna (and I'm not paid for the endorsement!) with the only caveat being that you need to use the paid subscription, which shows you the actual comps it's using to come up with the projections. I played around with Mashvisor for a while last year and found it to be a total waste of time, but maybe they've improved.

Maybe some of the markets that get all the attention are saturated, but I'm seeing tons of micro-markets that are definitely still UNDERSERVED. It's just a matter of getting creative and doing your own research, rather than reading the top 10 lists.

I've also personally observed @Luke Carl's comment to be very true. We bought a large house about 2 miles outside a little vacation/beach town last year that's killing it. We got it for probably 1/3 of a waterfront house, and being outside the town actually makes it closer to other attractions that also drive occupancy like wineries.

This is 100% on the mom, there's no reason for you to be involved in this conversation. If you owned a long-term rental with a family as tenants would you make sure they always had a legal adult to babysit their kids? Obviously not. You don't need to regulate other peoples' behavior inside your properties. (As always, not legal advice!)

Being able to evaluate a deal is THE core skill in investing in real estate.

Calculate your income, calculate your expenses, then determine if it works.

If you have specific questions the forums are a great resource, but you can't just ask people to run numbers for you.

We use Ghost Beds at ALL of our properties. They are extremely durable, affordable, and look nice too. They come with an adapter to attach a headboard.

Upfront expenses: furnishing (people always underestimate this), appliances that your normally wouldn’t provide LTR (washer, dryer), upgrades/rehab that you normally might not do for LTR.

Operating expenses: platform fees (3% on airbnb), utilities, landscaping, snow removal, routine maintenace, supplies, and lots of time (or a property manager).
