From Canada and looking loan options to purchase STR in Orlando area. I have a house with mortgage in Canada so I am concerned I may not be approved for a second mortgage despite it being a rental. Can anyone give me some advice about loan types in my circumstance? I know DSCR is an option but that comes with higher loan rates and more down payment required (think I am correct in that assumption). Thanks.

Thanks Erik. That changes things a little for me in that I will have to either come up with a greater down payment or less expensive investment to meet the 60-65% range. I was hoping to get into a STR investment for $400K with 20% down.

I am looking to purchase my first STR in Florida. I am interested in the DSC loan as it takes into account rental income potential. Any suggestions where to start looking and have any other foreign investors taken this approach to acquire real estate in the US?

I was looking mostly at single family homes with pool. Because that's what I always rent, I figured it is where I would see the greatest demand. It seems there are so many townhomes and condos. Maybe I should look that way also? Any experience in the townhome/condo market in the same area?

I have been looking at investing in STR in Central Florida (Davenport, Kissimmee) area. It is certainly a seller marker with most houses selling for much over asking. I have thought of waiting it out for things to cool down but I am not sure that will happen anytime soon and I don't want to miss out on the hot rental marker. Id love to to know what more experienced investors think. Or, is there another STR market in Florida that I could be looking at?
I am from Canada and this would be my first STR investment. I am looking for a place that I would also enjoy spending some time.

It was a 4 bedroom bungalow with pool. Fully renovated. Large lot. Asking was 474 and I offered 575. Three higher offers beat me. Those buyers backed out and left me. I then backed out as I figured the house was quite over valued and that is why everyone else backed out.
