I would have your friend call an IRA company, like CamaPlan or Equity Trust and they'll tell you the name of a lender that could provide a non-recourse loan (since you're only allowed to have non-recourse loans with an IRA account) for the property.

Keep in mind, a non-recourse loan (which means the bank pursue the individual personally, just the IRA account) would usually require a larger percentage down (which would usually come out of the IRA) and it's usually a higher rate than a regular mortgage.

One of the best strategies I've found in scenarios like this, would be to pay the squatters to leave.

Sure thing @Paul Vincent, happy to help.

My partners and I didn't really have a mentor or JV partner starting out, but I'd suggest joining some local note groups to find one. And if there's not a note group local to your area, start one. I've found that's always a great way to meet like minded investors.

You may also have luck finding others here on BP or at any of the multiple national note events (Note Expo, Paper Source, Distressed Debt conference, etc) interested in a JV partnership.

Speaking from experience as a property manager, I'd actually say to chase the job that pays more. 

Getting into that first property owner occupied as soon as possible is your best bet, whatever gets you there is probably the smartest route. Plus, it's not that you wouldn't learn things working at a property management place, but you'll learn a lot more as an owner in my opinion (at least a lot more that deals with the path you want to go down as an Real Estate Investor/Owner).

@Tony Zheng It depends on how well you target your postcard marketing, but normally you should expect anywhere from 1% to 3%.
