A lot of the information you're looking for is available in public records (at the county courthouse). Most Realtors and Title Companies can get you this info. You could also try a data company that compiles this information as well, such as RealQuest - although they charge a fee.

I'd break it down by property and see if it each property makes sense (in terms of cashflow, appreciation, maintenance, tenants, etc). Not to say you can't have a good deal on your hands if there are some losers among the winners but it's really a business decision. 

You also may want to run the package by your commercial lender and they can give you a lot of insight. This could help with making an offer on the package.

Probably the top 3 strategies that come to mind are

- Subject To

- Lease Options

- Owner Financing

I often recommend the book "Buying Cash Without Cash or Credit" by Peter Conti and David Finkel since they not only explain how to buy property without money but they even include the proper verbiage when talking to motivated sellers.

@Gary Quackenbush I agree with Jeff above! I was an early guest on the show and I still try to listen to every episode on my commute.

I'd also recommend checking out the BiggerPockets Blog as well. When I started, it was those writers (and the top posters on the forums) that helped guide me through BP.

Hey @Tom Doherty,

I'd recommend checking out our local REIA group, Diversified Investor Group (they have both a Chester County and Delaware County subgroup, as well as a main meeting) and Delco Property Investors (DPI). Plenty of wholesalers that know the area at both meetings!

I recommend contacting Gilbert Garcia Group in FL to handle overages and surpluses.

The cost should be around $750-$1,500 depending if they have to appear in person at court.

@Levi Vincent To answer your question, yes. But some places take a long time (6 to 12 months, if not more) to record the deed.

If you do an O&E (Occupancy and Encumbrance) report you may get a more accurate answer in regards to ownership. But keep in mind, the O&E is a somewhat costly expense to find an owner on a property you may not buy, so it's a business decision.

I certainly have. I prefer to do only flips and note investing in my SD IRA (rather than buy and hold).

I would highly recommend "Parlay Your IRA Into a Family Fortune" by Ed Slott.

I would look up in public records who owns the house (whether it's owned by a new individual, a bank, the city, etc) and contact them.  Usually a contact address is available in there as well, but it doesn't necessarily mean someone will respond.
