I had a martial arts teacher lay out this training process for me once:

1. Watch me do it

2. Let's do it together

3. You do it.

I have been considering this "paid" mentorship route for a while now and I do believe there is value in it.

This is my concern about it for myself: I know inside of myself sometimes I have used paid training as a proxy for real action. What I mean by this is I substituted the real follow up action steps I should be taking and used education as a crutch.

I was so afraid to "fail" that I thought I could mask my own inaction by using educational spending as a salve.

I don't mean to degrade education but its a fine balance between educating to a point that you can take positive action towards a specific goal and "paralysis by analysis".

This is what I propose:

1. Educate enough to pick a real estate strategy that seems attainable and exciting to you. (This can be 100% done through bigger pockets and everyones attainable is going to be different depending on your situation)

2. Find a deal (through your education you will know what a good one looks like and how to analyze it, ask for help if you need).

3. Close on said deal (ask for help and ask questions while your in motion).

4. Rinse and Repeat.

The quality of your questions dictate the quality of your life. You will ask better quality of questions if your in motion.

The reason most paid mentorship fails and is a waste of money is its very difficult to steer a parked car.

Create your own "paid mentorship" find deals and get paid while your learning.

LOL sorry long day. The $$ amount is $12,500 the math works out to 50% annualized (6 month turn around).

Thought I would push this out to the BP community.

I am offering a 25% annualized return for a 6 month $50,000 investment. The $50,000 and $12,500 will be returned to the investor no later then 6 months.

The investment will be secured with 2 lots valued around $80,000 each (both part of a subdivision).

We're using the funds to wrap up some site work in the subdivision.

I have all the engineered drawings, site plans and satellite images of the project etc.

Need a quick turn around as we have a bunch of interest in the subdivision but need this work completed.

@Bryan L. That's the thing Bryan the least I can get a house for in my area is $150k. I am having to go out of town to find anything.

@Belinda Lopez I would love to chat with you about Texas I was thinking about that as a potential market.

@Jonathan H. I have been looking at Ohio as well- you should talk to @James Wise if your considering it he seems to have some good stuff going on there.

Hello BP:

I am curious what your thoughts are on what markets will a $50k investment command $1,000 rents? I imagine it is going to be a combination of picking a house up for 35-40k and putting 10-15k into rehab.

I am trying to figure out whether to adjust my expectations on returns. It seems like I keep analyzing deals, they start off looking like the 50% rule is going to work and I would make 11-12% but when I start digging in and really going line for line on expenses I keep getting down to 8-9%.
