Baltimore is a great area for this, although sub 100k homes are getting fewer and fewer. The city can be a pain to deal with but the returns are pretty good.

Living in Spain from 2003-2004 was one of the best periods of my life other than now. The food was amazing and there was so much to see. I made several friends there that are still great friends today.

As a relatively new investor I would not advise him to do that. Build up more cash flow before buying for appreciation.

I've used Docusign and like it. Echo sign is appealing at the price point. I'm going to give it a try.

@Mark Ferguson From the news articles I've been reading Denver is appreciating pretty fast. You might want to keep them and cash out refi on some or all of them. That way you keep some cash flow coming in and can reinvest the equity in a market you feel comfortable in.

@Jamie Wooley I don't know how much the mentoring programs are but BP has some great resources for flipping. http://get.biggerpockets.com/flippingbook/ and www.123flip.com by JScott are packed with great info. Good luck!
