Your moving to Buffalo Alex?  I have dealt with a few 203k contractors for some clients and none I would recommend, talk about expensive.

I have several clients who self manage, one is even out of country.  The key isnt so much just rent collection but having "boots on the ground" locally who can handle repairs and inspections that you can trust and wont rip you off.  All of my clients have been much happier now then when they were with local pm.

Its not that cut and dry in Buffalo.  Areas change not only by zip but block by block and even street by street in some areas.  You need to find some local "boots on the ground" and work with them for whatever your investment plans are. 

Most people start off asking for "investor friendly agent, contractor etc etc" but to me this usually means someone who isnt serious and just getting started which usually means wasting time.  

Anyone who is serious and has the funds and means to move forward will have no problem finding professionals to work with them.

Its common in alot of places, not because its right but instead because its easier for lazy contractors or diy people.  Without exterior vent, your pulling warm moist air and dumping it into unconditioned space.  A properly installed roof vent is the way to do it.

Welcome to BP Raylan.  There are quite a few of us from Buffalo active here so make sure to set up your keywords for notifications to local stuff.  

There was also a local BP meetup group that was pretty decent for awhile but then got neglected by the couple guys running it and ended up being taking over by a couple other guys who have spun it into one of those "guru" style sales meetings...I definitely wouldnt recommend it.

Congrats Ashley, keep it going.  Are you from the southtowns or just couldnt pass up the deal in Gowanda?  I'm from Hamburg and Gowandas a decent ride even from here.

Definitely wouldnt in a rental, flip "maybe" depending on how high end it is.  Dont forget most of these style tubs are big and hold a lot of water usually requiring an additional hw tank to supply them.

@Debra Grumbach  Lasting longer is debatable depending upon hardiness and makeup of the water running through it.  Tankless also has MUCH more to go wrong with it,  circuit boards, ignitors etc.   

Cost of tankless unit is much more then regular and installation is more involced then changing out tank.

You can and should be putting a pan under a regular tank as well and have pan plumbed into a drain. 

The biggest factor that cant be argued is, tankless are MUCH more efficient, if the choice was for personal residence, its easier ,  for an apartment, if it doesnt save my dollars, it doesnt make sense.

$385 for a tankless heater your running the whole apartment on? What was the gpm on that unit? 

I would agree that tankless doesnt make sense for rental.
