Unlike Florida, NY is a lawyer state so you need one to represent you.

The agent giving you just one probably isnt the best idea but of course your free to use that one or get your own.  Usually we will ask if they need recommendations for an attorney and if they do, we provide them with a list of several attorneys we have worked with and also the same with home inspectors.  

Their decision to pick one, interview them all or go their own direction.

Kyle hit some pretty good points.  I will add, its going to depend alot on your comfort level to invest in less then desirable areas , fix up and let the market catch up to you.  Not saying there isnt still rentals available in better areas but unlike our "usual" market here, their now going to cost you alot more.

Most of the multi market got eaten up before the SFRs, theres still deals out there but your going to need to move quicker and spend a little more.  Decent properties are going in less then a week DOM and asking to above.

Hey @Todd Ashley congrats on jumping in.  The Buffalo market has definitely expanded quickly, more so then what I have seen in my life living here.  Most of the areas you are looking at are pretty decent but have really gone way up $$.  West side still hit and miss in parts but definitely can make money.
