Thanks Brit. I've been looking around and found a few REIA meetings that I plend to attend when down next month.

Figure I'll use my general contracting to work with investors and property managers like I do up here.  Looking forward to meeting some local people and make some contacts.

Interesting thought but in todays day and age of lawyers, I would think it could open you up to all sorts of legal liabilities.

I'm sure they didnt have filters because the old ones were clogged up and someone just pulled them out, I see it everyday in rentals.  Filter is cheap way to keep most of the crud out of your expensive hvac system, the vast majority of systems in our area are 16x20x1 so we keep a supply on the truck and change them out even if were at a property for a different repair.

Pretty much as Matt said, they have brackets and you just make your connections with the tile in place and work from the neighboring tile areas. Make sure the fan housing is secure or it will sag the tile over time.

Water sprayer and elbow grease scraping or we also use our power sander designed for drywall ,  Porter Cable makes it and I believe you can rent them.

Homepath pays very little and most agents make up with volume so with that and the pricing on most being low, they dont put much effort into them.

Hello to all you toasty warm Floridians from a chilly western NY'er.  I am a life long general contractor doing flips and investor work for the past 10 years fulltime, also licensed NYS Realtor. The wife and I have been traveling down once a winter for a getaway as we have family in Citrus Springs, Cape Coral and Punta Gorda. 

Were thinking about trading in our snow shoes and possibly making the jump ( she is a fulltime licensed Realtor ).  At this point were leaning towards the Punta Gorda area.  What I'm looking to do is hear from and maybe hookup with some of you locals and get an idea of how the general contractor for investors workload is.  

Plus I'd love for any of you wholesalers to send me what you have so I can start to get some ideas of how the market is.  

Basically any of you involved with fulltime real estate in these areas, feel free to chime in. We are also in the process of planning to come down for a month soon so I'd love to meet up in person with some of you and attend any local REIA / BP meetups.

I guess its going to depend on your client / rent level as well.  I do property maintenance for several companies in the Buffalo area and we stick to the Honeywell round mechanical.  

As far as digitals / programmables, when visiting the properties, most times the clock is flashing 12 on the thermostat or low battery indicator, even when not, they are almost NEVER programmed, just set to one temp 24/7 .  If a programmable goes bad or tenant is having "issues" with it, we replace them back to the round mechanical.
