Don't read a book.

Get in your car/truck drive to the top three real estate company's walk in and ask to talk to the broker.

Tell him/her that you want a good agent to work with you on your first two deals.  

Meet with the agent and have them show you on a map on your area the hot spots and spots

to avoid.  What properties are going for and then drive around and get a feel of the area.

So much more  rewarding than a book!

Notice where the dumpsters ( big ones) are and the re habs going on.  You will be alarmed 

on the activity in your area. 

No book can show or teach you this!

Both first deal.   !!!

When I was green ( first couple years of deals and partnerships).

It was scary at best.  I was always mentored by my father , a real estate

broker with a very good business brain.

My advice is bring in a partner that bring experience to the deal.

@  Real estate background, savvy old general contractor! , real estate

attorney, etc.

Just to determine what your hourly rate would be on sweat equity would even

cause conflict with certain partnerships.

Would you be paid the same as a contractor , and if so could you do the work as fast

and good as a contractor?

I look at the time it takes to get the rentals up and running, with the right product for your

time frame of ownership.

Do you get the numbers on the income ( rents) super high?  I know a trick on this but many

Real estate brokers don't!!!

Get a smart partner that has done a few partnerships with your deal !

 Love and miss Colorado.

Money talks and any Real Estate contracts that are used by Real Estate agent in your state will be completely legal.  As real estate agents and real estate attorneys are not the best of friends.

plus attorneys charge $100-$400 an hour.

Real estate agents want to list your property .

Let your local agents supply you with your legal doc's!!!

Its not a fun issue , but I deal with it constantly.

What happened is the  Pink paint below the brown paint is probably an oil base paint and the brown paint is a latex based paint!

The pink paint should have been lightly sanded and then a good primer but it didn't.

So now you have paint that every time get nicked it shows pink!

I would just touch up each time.

Or you can remove trim and jambs and start over about $250 a jamb!!!

It is disrespectful and your name will start to get out that your that way.

I would hate to be that agent that submits that offer to the sellers.  

Both agents will not like it.  I think a 90 percent offer is about as far as you can go down.

I have found that there are certain agents that under list a property and those properties should have an offer from you that morning.   That would be a much better way to buy listed property!

Just my thoughts!

Back to the issue!

My experience says two ways to get out of a structure is code!

2 exits!

If it is a third exit it is probably ok,  should probably have a " no exit in case of a fire"

sign.  

It needs to be safe , Could call local city and ask for code enforcement to give you the information about it.  Wouldn't even need to tell them the address .   That way the property management company could handle it without knowing which tenant is inquiring.

  You would want your brother to be safe.  Have followed several properties that lost life to fire.

Take the bricks and make a firepit, invite your neighbor over for a BBQ.

He is your neighbor and then have a conversation about the contractor.

Don't get all crazy , get along with your neighbor.  He will live next to you 

till you or him move!

2020 was enough drama for everyone, lets make this year simple!!

P. S.   My Dad is an Okie!!  Was kicked out of his house at 17(STEP DAD WAS A DRUNK) hitch hiked to Wyoming and met my Mom and got  married with three kids by 20 and had a house, truck, furniture, and all debt paid off at age 23.

He removed some buildings and houses off of a property that needed to be vacant and was the low bid to do in in Evanston, Wyoming.

I was blessed to be a son of a Real Estate Broker.  I was blessed to have older brothers in construction that taught me so many traits.  Was blessed to be ambitious and love what hard work and some investment could make me at a very young age.  My biggest suggestion is.

1- Go to the top three Real Estate companies in your area and call and make an appointment with the  managing broker.  Just tell the person that you need to talk to him about  real estate. Tell him that you have  money and your ready to go and need a good agent to work with.

He will direct you to the agent that is either hungry to help you or a top agent.  A hungry agent will spend  more time with you, but a top agent's time and advise will be priceless!!

i went to 2 hours of college and it was not for me.  I like to get in the field, not books, podcast, or u tube.   I get in  my truck and drive 100 miles a day and see the area's neighborhood,s   etc.

I really don't even care about spell check  !!!  

Look at the listings on Realtor.com. This is the MLS service that has listed property for sale.

Look for big construction dumpsters and go and talk to the workers to see what is going on.

Take your God given  talents or your girlfriend with you to open the doors!!!

I do sometimes because a pretty wife ( girlfriend) gets the door open and then I do my magic!

Ask questions to people that are doing what you want to do.
