Curious if anyone here is actively using novation agreements in their real estate investing business? I'm familiar with what the agreement is and in which situations to use it but have a few questions about its use.
Does anyone here know if you can get a property under contract initially with cash and switch to financing to use the novation agreement?
Also for anyone using this agreement actively in their business how are you finding the buyer who will buy it with a loan.

Hey @Max S., house-hacking is definitely the way to go. Good multi-family deals are hard to come by and go quick but they can be found both on and off market.

I'm curious if anyone out there has any tips, hacks, or relationships with contractors who get materials cheap. Any experienced house flippers here that have found ways to get bulk discounts other than buying materials in large quantities at home depot and lowes etc?

You can absolutely find properties for that price in good/ decent areas. Just have too look in the right places, would be a lot harder to find on market. I'd factor in longer than normal vacancy periods and go extra conservative on the monthly rental projections to attract tenants. Other things to look out for would be the job market in that area/ biggest employers and demographics/ tenant class.
