Post: COVID Housing Market Correction?

Real estate market tends to lag behind the stock market or the market in general. I have not seen any substantial price reductions in Central FL or other market I am active in, maybe some slight reductions from properties that are just sitting on the market or from wholesalers but nothing significant. If there is a second wave of coronavirus fear after things get back to semi normal and stats for infected people and deaths spike, then I am hearing real estate can be very much so adversely effect in the short term and long term. Bottom-line is there are still deals you can find right now and no one real knows with certainty how things are going to play out over the next few months so factor the downside into any of your investment strategies.

My team and I have some capital we have to deploy in the next 45 days or so on apartment buildings.
We are looking in A/B/C areas for buildings with value add potential.
Preferably 50+ Units
Open to anywhere in the country within an hour or so of a major city
We can pay you a fee or kick you equity in the property if you bring us something we buy.

@Kaynea Bingham great post and strongly agreed.

@Ken Latchers I'm curious why you are so against this concept? Have you been burned by it? Have you tried it in more than one market? I see people pulling this off successfully in several different markets so not sure how it can be fools gold when it's grown stronger and stronger in popularity. Just curious what you have to back your opinion?
