I use similar analysis to look at the overall stock market and I see something similar. I believe we are going into a global recession and the stock market volatility and performance since the new year is already giving ominous signs. The NY market is closely related to the stock market so I would agree with your analysis. Now that's just my opinion. I am going to be patient in my approach and wait til the dust settles in the stock market before I have the confidence to pursue deals with low returns. At the same time, i will continue to evaluate rentals because rental income takes a bit more stress before what you can charge begins to decline.

Anthony, 

The zip code you gave (19602) is considered a warzone area. The numbers in the area typically look good, but you must adjust for the headache that may come with the property. When you are buying multifamily being sold as an investment with tenants in it, it is a good idea to request a rent role for the past several years to uncover how good the tenants are and the expenditures of the property. 

Visit the property and do your due diligence. If the numbers work it will just be a matter of personal preference.

Welcome Alayne! It is great to find someone investing the area. I also suffer from the same disease (paralysis by analysis). A month ago I decided I would just go for it and put offers in on a few REOs in the Muhlenberg area. I told myself if I lose a few thousand I will gain some lessons from it. I am currently working on my MBA and the way I see it; I spend much more on one class than I would lose in the property.

I am a "member" but have not been able to make it to the  meetings because it is on a weekday. I do plan on taking some days off to make it to some of these.

I am a part time investor looking for a group that meets up on weekends in the berks county area. School and work make it hard to meet up with groups that get together during the weekday.
