I am sure that this topic has come countless times in the past, but I am hoping that someone can recommend a good bookkeeping method/software for keeping track of less than 5 SFRs.  In my situation, I am investing in the Detroit suburbs.  I have one property that is tenant occupied and running smoothly and am in the process of closing on a second.  As I transition to treating my rentals as a business for bookkeeping purposes, I am trying to find a simple, cost effective, but useful tool/method/software that can help with this task.  Any recommendations would be much appreciated.

Does anyone know of any good property managers who will work with small investors? I have a 3/1.5 SFR in North Oakland County, Michigan that I am renting out.
