Calvin, another option if you wish to stay with multi-family as your first investment is to consider partnering with someone who is experienced in large multi-family arena, you may have to give up some equity, but you will have someone who can act as managing partner to help guide through your initial investment.

A couple of other good books on apartment investing are Joe Fairless's "Best Ever Apartment  Syndication Book" & Dave Lindahl's "Multi-Family Millions".

A good book on researching potential investment growth areas is "Emerging Real Estate Markets" by David Lindahl. I agree with the earlier posts regarding some of the commercial real estate brokerage firms research like Marcus & Millichap, IRR, etc., which are great sources for annual, semi-annual & quarterly analysis. In addition to those sources some of the area monthly & weekly business publications, & the business sections of local newspapers can provide solid current information.

If you decide to raise private money a good place to network will be your local REIA meetings. If you live near a urban center (I noticed the Union County, NJ reference) there will be at least a few REIA events, & maybe even some that is strictly for multi-family investors. I find the meetup.com is a good source.

One of Dave Lindahl's books was mentioned earlier, "Multi-family Millions", he also wrote a book, called "Emerging Real Estate Markets", this book provides a research based strategy to consider apartment buildings in growth areas around the country.
