I've spent 30 years in Denver white water rafting, snow skiing, country dancing, hiking, camping in the mountains, riding horses, and even hunting. It's a fun place.
Now I'm in the Tampa Bay Area enjoying fishing, boating, jet skiing, dancing, scuba diving, and spear fishing.
They're both great areas with lots of fun activities.

The real reason they buy HOA's is they evict the resident and then rent it out until the first mortgage forecloses, which in some cases can be a year or two and they can collect much more in rent than what they paid.

Bank auctions are getting bid up to ridiculous, almost retail prices. Big funds have come in with hundreds of millions of dollars looking for returns as little as 8%.
Plus more banks are going the REO route and bidding way over retail values because it costs them very little. They pay the county, and the county pays them, the mortgage forecloser, back less a small auction fee.
So you need someone who knows the market, and can visit each property before the auction bidding starts to determine the costs for rehabbing. They often have to check 20 properties before getting 1 successful bid.
The good old days are over!

It would be against the Florida law for a real estate agent to be paid for preparing comps for you.
If you want to list the property it would be normal course of business for a real estate agent to prepare comps to help you determine what price you might list the property for.
