Hello,
Since rent to value is generally tough right now, I'm exploring creative ways to maximize the income I can produce for my exit strategy.
I have scoured the BP forms to learn more about renting to sober living and group homes. I am not interested in running one, but leasing to an organization who would rent the property and then use the property as the facility as their sober living or a group home location.
Does anyone have experience doing this? I would love to learn more, specifically, what to look for/ask when speaking with organizations who conduct this kind of business, as well as specific lease terms specific to this type of rental I would need to consider.

The part I am still working through is that they clogged the line (the line itself is fine) and the water had to then back up somewhere. The floor drain where the water backed up through did not cause the clog, just happened to be where the water entered.

A tenant in my basement unit apt clogged the drain line (per plumber report) and water entered their unit in 2 rooms. The water entered via a floor drain that is not visible, hence not up to code. The Lease is very clear they are responsible for clogs they cause, damage from their use, cleaning, and water and moisture in their unit. They are claiming that bc the water entered the unit via a floor drain not up to code, I am responsible for the water entering the unit, damage and cleaning. Before I reply, I wanted to see if their point is valid.

Lol, I'm her husband. I was talking about a swale in the backyard closer to the structure. It would slant to the side of the property, which also happens to be in the direction of the neighbors yard. I'm sure we could direct the water into a drain or the street.
Post: Utility Company Issue – Washington Gas

I recently bought a short sale as a buy and hold rental. One of the items to fix was getting the gas line connected again. The previous owner had a gas leak so the local utility company, Washington gas, cut the line where it enters the house (not at the street).
I fought with Washington gas for about six weeks trying to get answers on how to get the gas turned back on. It was frustrating. Finally, the person I had been working with in the department that installs new meters emailed me saying to just have my plumber connect the outside line to the meters in the basement. So I did.
Not too long after, I received an email from the same person saying that we actually need to move the meters outside. I am not for this idea, as it would cause additional delays and not insignificant costs to fix the pipes connecting the new outdoor meter to my appliances.
I see that I have two primary options:
- 1. Ignore their request to move the meters outside and keep on truckin’
- 2. Remind them that they originally told me to connect the line and buzz off
What would you do?

Hi Everyone!
I recently bought a 3-plex in Takoma Park, MD (outside of the city limits) and the gas and water are all on 1 meter. Adding in additional meters and sub meters is not really an option so I am going to implement RUBS.
QUESTION: WhWhat company do you use to run your RUBS program, and do you like them?

Hi everybody! I’m looking to invest out-of-state from California (I always say that the sunshine is great but our property values are not) and the potential returns in Jackson really caught my interest.
I noticed that the best returns are in South and West Jackson, but I haven’t been able to find a property manager who manages in these areas. Does anyone have a PM that they would recommend that works in these areas?

It sure did! Do you find yourself getting good quality of tenants (not too much headache, damage, etc)? Most of us hear over and over that with such good returns comes "war zone" tenants, causing many to shy away.
