Hello fellow BPers!
Everyone talks about networking and just putting yourself out there so here is my intro.
I am a 40 yo veterinarian, single/no kids, that is currently living outside of Tacoma, WA. The past 3 1/2 years I have been living out of an RV and traveling the country until the pandemic. During that time I would just work enough in a state I’m licensed in to keep myself in food and gas. Since the pandemic hit, I have stopped traveling and am currently living on friend’s property and got myself a W2 job and doing well for myself again. Since I’ve activated work mode I have gone back into a money mindset and want my money to work for me rather than vice versa (because the road calls).
My REI experience includes house hacking during vet school and also house hacking my former primary residence in NYC which I still own. As it is NYC, that property just about breaks even but I keep it because of its appreciation potential (bought in 2009, currently 400k mortgage on 900k property).
I am currently researching OOS investing possibly with a turnkey company. Some of the markets I have been checking out include Indy, Memphis, KC, Cleveland. I wouldn’t mind a small portfolio of cash flow houses in cheaper markets in that 75-150k range.
I am also looking into the local (Pierce, King and Thurston counties, WA) market. Properties around here are more expensive but the area is a growth market and I started putting out feelers for an investor friendly real estate agent.
I may house hack or just buy as an investment, it all depends on the numbers, but I'm looking at both SFH with ADU and/or MFR. I self manage my NY property but I do not enjoy landlording, and would prefer to use PM for future investments.
I look forward to meeting/chatting with fellow investors, both in the local area and on here in BP. Maybe make new friends and investment partners. If anything I said sounds interesting and you want to meet up or talk, hit me up.

@Aaron Nelson, thanks for getting back to me. I would most likely just use the property as an investment. I would have to run the numbers to see if house hacking would be of much benefit to me. If it changes the terms of the loan enough to make it worthwhile, then maybe live in it, but I imagine that the income from renting “my” unit would be greater than the savings.
I do not need a place to live so I have the option either way.
I am also not opposed to SFR but imagine they would be harder to cash flow in this market. In your experience, how do the SFR perform in pierce co?
I currently own a 2 unit rental in Queens, NY that used to be my primary residence. It barely breaks even but I keep it as a growth property. I would like something that cash flows this time around. I think the Tacoma area’s future looks bright and even though prop values have been climbing, I still see appreciation ahead but as I said, looking more for cash flow this time.

Hello fellow BPers,
I am currently living near Tacoma, WA and looking to buy a 2-4 unit multi-family property in pierce county. I would like to find a local RE agent that is knowledgeable about investing in the area and looking for recommendations/references.
The plan would be to finance with 20% down payment and I am looking for positive cash flow even being in this expensive area.
