Hi Malcolm. I'm an Appraiser & Investor in South Jersey. I also have a realtors license as well. I obtained my realtors license to accompany someone Taking the classes online. I figured it would help me buying deals with a little commissions and on the exit strategy. Not really a " Retail Realtor". I've been a certified appraiser for 23+ years but have been growing my investment portfolio. Now I'm trying to to learn some wholesale techniques to obtain more properties to rent and BRRR.

We collect our rents through Apartments.com. It's been pretty seamless and no issues. There is also an option for the Tenant to use a debit card or credit card to pay the rent. Non of our tenants pay through a credit card, all are ACH transfers

Google Real Estate Schools in your area. Here in NJ a few years back when I got my license the classes were online. That school still has their classes online. Shouldn't be hard to find in your area. Good luck

I just starting using truepeoplesearch.com as well. I'm going the "wholesaler" route to find myself more deals to rehab and rent. Thinking outside the box somewhat to acquire more properties.

In these turbulent times I would pass on anyone who does not have a clean rental history, good credit ( including bankruptcies from years ago ) because in my area there is a huge shortage of rentals. I just rented a single family home via Apartments.com and the response was crazy. The prospective tenant fills out an application for $29 and is good for 20 properties they are interested in. I don't show a property without an application being completed. The Application gives you background, credit, eviction history and criminal checks. I screen the tenants before showing any property. Why waste time.
