Honestly, hire a good PM. The hack is great for the taxes, but if you don't know how to handle or screen a tenant this whole thing could get turned around on you.
Of course, do your research, watch the videos, listen to the podcasts while you drive. We all do that. Self evaluation is key, if you're the guy with the hustle then go for it. If not, starting looking at PMs who can take the stress out of it.

The numbers you provided say it seems to be a good deal, depending on what your priorities are.
So why are you asking? AND....where are you getting the rent number? If any of your math is off at all, this isn't a good deal.

Big management company's are fine for some investors. There's plenty of them out there both National and just big in a market. Some are excellent, many are not. In Atlanta many of the larger groups are some of the most knowledgeable and active in our local NARPM.
I'm a PM for a smaller company. My tenant's deal with me, or maybe one other person. If you want facetime, the smaller spot for sure.
I had a whole story time thing written that sort of got away from me. Find the PM who's fully invested in you and your success. Where you feel comfortable, and the communication flows well. Keep your eye out for fees, and don't go cheap. You do all that, either will be fine.

DocuSign is very popular. I just recently started using Adobe Acrobat's "Request Signatures" feature and don't dislike it at all. I think it's like $15 a month for the pro version of Acrobat. But this also allows you to edit PDF's etc.
Not sure if you can request signatures with the free version.

I'd steer clear of Mynd.
No evictions, means now is not the time to skimp on Property Management, especially tenant placement.

If I'm understanding what you're saying, the vendor alleges that this was done intentionally? How large of a person is your tenant? Just a little devil's advocate before I ask about the lease. Morbidly obese individuals have a difficult time in the restroom. Often going to sit down and at some point in the process it becomes a fall. Getting up is often not possible without some sort of arm related leverage...like the tank. Just sitting down hard and rocking back would wear a toilet and tank out quite quickly.
With that said, what does your lease say. Ours say "Tenant shall be responsible for any damages to the Premises and/or Property caused by the Tenant's abuse or neglect of the Premises/Property." In our case, if they were unnecessarily rough, or did the damage intentionally, we'd pass that bill along to them.
So, I'd start with your lease language. As for the first example about a larger tenant, I'd investigate the floor and tank to make sure it is really beyond normal wear and tear. These can be touchy conversations. Good luck.
