Brian Burke how would you analyze a deal that’s 50% vacant ? I️ understand that chat the buyer dose not deserve half of the units for free but the buyer can’t only base the NOI off of the projection, furthermore Herat do you do when you vacant apartments need rehab ? do you put that in your cap rate analysis (your offer) or only into your IRR analysis ? A wholesaler is in the sales business within the real estate industry. A investor dose the following in·ves·tor inˈvestər/ noun a person or organization that puts money into financial schemes, property, etc. with the expectation of achieving a profit.

Vincent Villani Bayonne will take a bit longer to appreciate, however if you buy in right location it could be appreciating significantly, Try to buy as close as possible to the light rail stops also the higher number streets I️ believe they will take longer to appreciate since it’s close to Greenville, also try to focus to buy close to the main shopping drags
