Let me preface by saying I haven't tried this before, but I'm considering it for my next project. I've heard that renting by the room can be a great way to boost profits, since you'll end up collecting more in total rent than with a traditional lease. However, I do worry about the dynamics of having several unrelated individuals under one roof, managing different lifestyles, potential conflicts, and turnover can be challenging. Just some food for thought...

Hey @Emmanuel Ola, you can get up to $90k in 0% business credit cards for 12 months. Used them for my last renovation. Also like Sasha mentioned, taking advantage of a local credit union is a great way to get a good rate. Where are you located? Happy to share my experience with these strategies.

Just based on face value, I prefer to invest in locations that borders the county line (21218, 21215, 21213, 21212). Neighborhoods there are usually in better shape (although Baltimore is very much block by block), and in my opinion, the quality of the tenant pool is much better.

Oh, and great idea checking out the properties in person—the pictures you see on the MLS can be very deceptive lol. Absolutely, you can stop by on Saturday. I'll DM you the addresses.

Hey Charles, check out Kiavi. They offer free pre-qualification on their website where you can enter your data points to see available terms and rates. It could be a great option for your client's needs, or at the very least, a starting point for comparison with other lenders.

0% Business credit cards + hard money loan = 0 money out of pocket. This was the strategy I used for my last BRRRR project. You just have to make sure you get your math right.

 Not quite, Baltimore has been my major focus for now.
