@Brad Annen I have been helping clients over the years acquire investment properties and many of them were turning them into Airbnbs in South City.  I never thought much about them until I saw some of the returns they were getting sometimes 2x or 4x what a traditional rental will pull in.  They also seem to be doing even better now with Covid-19 because people would rather rent a space to themselves then stay in a densely populated hotel.  So much so that I purchased my first property for Airbnb last month.  We are currently renovating and can't wait to hit the market!  I can also pull Airbnb comps for anyone looking for data on vacancy or rental rates in South City.

Hi @Rex Hindrichs I bought my first deal in St. Ann   The deal went awful because I didn't know what I was doing at the time but the area is great for rentals and cashflow.  There is an area adjacent to St Ann named Breckenridge HIlls which seems to have a noticeable drop off in terms of values.

Yes we have been taking advantage of this for a few years now.  Home Depot just recently made a change where if you are getting a bid room discount (discount from the Pro Desk) you can't also use the 11% rebate.

I can share with you how we still find good contractors today since contractors can come and go pretty quickly.  It's a numbers game.  I can cold call 10 contractors and get maybe 5 to show up to an appointment to bid a job, 2 or 3 will actually return a bid when they said they would and if we are lucky 1 of them will perform good work at a decent price.

We have also have a contractor referral list that we share with our clients.
