I use this exclusively. I also agree that the credit score doesn't matter. I look at the actual report. One of my tenants has a horrible credit score but that's because of a private student loan that is in default. She is a nurse and has her own business on the side. She is one of my best tenants, but if I only looked at credit score, I'd never rent to her because of it.

A darker floor, maybe a walnut would work in the kitchen but I wouldn't replace that floor. I would pop the broken tile, replace, clean grout, reseal. So much easier than laying vinyl. Tile is king in kitchens/bathrooms to me. Such a durable floor.
Why don't you want to keep the tile?

If that picture above is the house in question, I would just replace that busted tile and clean / reseal the grout. Tile is way more durable than laminate in a kitchen. Most laminate does not mix well with water.

Ceramic tile in the kitchens/bathrooms if possible (subfloor is level) as they are super durable. If not, vinyl plank. Bedrooms carpet or laiminate depending on your market.

Hmm, I hate turnover so if she is a great tenant I would bump it up by only $25-50 when her lease is up.

Like many others in this thread, I'm a fan of light tan/beige and light gray (not together in the same house). I did one house in white and gray and I really liked it, very modern.
