Quote from @Cierra Melling:

Hi! My name is Cierra, and my husband and I just closed on our first property at the beginning of the year. We turned it into a duplex and it is half-STR, half-LTR. Now, we are ready for the next step and looking for a property in our city to house hack. The biggest issue we are running into at the moment is finding a profitable multi-family unit and how to fund it. That is why I have joined Bigger Pockets—to connect with creative problem-solvers and learn from other investor's experiences. I can't wait to connect with you!

@Cierra Melling - Hi! Congrats on your investing journey! A lot of investors use DSCR loans to acquire multifamily. Happy to discuss!

Can you use a Helco to buy an investment property in ohio. If so what would that look like. Being a Helco and I'd be buying a property and adding debt to the helco.

If you plan on using the HELOC as a down payment on another property that you plan on financing, just keep in mind you are increasing the debt on your current property, and paying interest on the HELOC, as well as interest on the new purchase if you finance it

Post: Great Investment Opportunity: Atlanta Triplex

Quote from @Ericka G.:

Hi all,

I’m selling  a solid triplex in ATL, it’s a good money maker and occupied by solid tenants. Excellent curb appeal.  All are on month to month leases offering the new owner flexibility.

I’m an investor and open to offering seller financing.  This is a great opportunity for someone wanting to house hack or just cash flow a triplex (2/2.5,2/2.5,1/1). Ask $425k. Gross rents: $43,800 annually - a bit below market due to longer term tenants.

Reach out if you are interested in learning more.  Just listed today - would love to work with another investor.

 Looks like a great property!

Hi,

I've been buying houses, one by one in Detroit using traditional lending (Conventional and DSCR). I've found a portfolio of 15 homes (could be split if necessary) but wanted to know where I can find a lender that will finance it in its entirety instead of individually? Im not sure if this is called a blanket or portfolio mortgage. Any input would be greatly appreciated, thank you.

Sounds exciting! It’s doable. Happy to connect!

Hi everyone! I am trying to understanding the history of interest rates for an LLC loan. My partner and I are in the middle of purchasing a duplex in the Philadelphia area. We are taking a loan out on the LLC with one of us as a personal guarantor; from my understanding, this is a commercial loan. The loan is 7.75% 30-yr fixed.

We were asking our mortgage broker if interest rates ever decrease for these loans. Our broker mentioned that the average interest rate is 7.5-9% and they have never seen the rates drop below 7%. Is this accurate? How would one make a BRRR work in this scenario?

Always good to shop around. Rates/terms/fees  can vary.

Hi, I am looking for a duplex in need of some repairs, not major, basically some repairs that the buyer can do on his own, in the Los Angeles area, for either all cash or getting financing, depending on the case, but preferred to be financed. Please contact me for more details.

Thank you!

Congrats! I used to live in Los Angeles for a long time.

Quote from @Lucy Yen:
Thank you everyone!  I have a unique situation where investment in real estate might post challenges, primarily in the financing sphere.  I am a self employed person and don't have W2 to qualify for conventional or FHA financing.  I have learned a bit about creative financing and really want to know who has the experiences enough to teach me about how to do it in any area, but mostly in my own backyard of Bay Area, California.  Thanks in advance.

Hi Lucy! You are not alone! Many investors don't qualify for financing based on their income. The good news is there are loans out there known as DSCR loans that don't look at your income at all! It's very common for investors to use these to buy rentals. Happy to help!
